A home away from home, on the water

Heartland Stays began as a family dream — to share the magic of Florida's Gulf Coast with guests who crave something more personal than a hotel.

How it all started

In 2018, the Johnson family purchased a modest beachfront property in Arcadia, Florida with one goal: create the kind of retreat they always wished existed. Not a cookie-cutter rental, but a true villa — thoughtfully designed, impeccably maintained, and filled with the warmth of a private home.

Over two years of renovation, they transformed the property into what guests now call 'the most beautiful place we've ever stayed.' Every detail — from the infinity pool overlooking the Gulf to the hand-selected local artwork — was chosen with care.

Today, Heartland Stays hosts guests from around the world who return year after year. We manage every booking personally, so you'll always reach a real person who knows the property inside and out.

From I-75 North: Take Exit 191 toward Englewood/Venice. Head west on River Road for 14 miles, then south on Manasota Beach Road. The villa entrance is on the right.

From the South

From I-75 South: Take Exit 170 toward Port Charlotte. Head west on US-17 for 8 miles, then north on Manasota Beach Road. The villa entrance is on the left.
